Panorama is the lead design which has transformed the traditional prismatic forms of the high-rise apartments in the area. Although it was purely a design reaction to the anomalies of the building rights in the area, Panorama project has influenced and inspired multiple number of projects in the area not only with the use of cascading large terraces giving the project its dynamic form, but also the desire to do different design forms, by showing that another architecture is also possible. The difference between having a formalist approach to design and responding to natural problems and concerns of the site, program and conceptual approach, becomes obvious and creates all the difference in Panorama Project.
While making multiple readings of the layers of the Context such as being the first site where the 2 floor building rights ends and the high-rise building rights begin, the Mediterranean climatic conditions, the demographics of the users, the sea front living, economies of design, multiple solutions are found through design decisions giving the project not only a form but a character consistent with the context in every step.
Challenging the traditional prismatic forms of high-rise buildings in the region, Panorama demonstrates that another architecture and design is possible, raising the bar in the competition among developments in the area, creating a design manifesto and setting an example for the future developments in the region. The continuous cantilevered balconies (south and east facades) enable passive solar control over the large windows facing the sea views during summer while enabling direct sun light penetration into all the living spaces of each flat during winter times. The terraced form does not only create a dynamic form but more than 15 penthouses at different levels with large terraces and a jacuzzi in each terrace.
