D-Point is a residential – commercial mix use project based on the main road connecting Iskele central to its newly developing sea side, Long Beach. This main road is currently being developed with typical stereotypes of apartments parallel to the main road with commercial spaces on the ground floor and residential flats on upper floors. When analyzed, these developments are turning this main road into a linear commercial corridor with two parallel walls on both side of the road but no public space allowance or a ‘center’. D-Point aims to become the new center for this commercial linear axis. First it is located right in the middle of the axis with its equal distance (1 km) to both İskele central and Long Beach sea side. Second it breaks the linear road side arrangements of the blocks by pulling back with its V-shape layout, creating a public plaza of 2,500 m2 for social gatherings surrounded by commercial spaces serving the plaza. The triangular shape of the commercial plot in front supports the formation of such a reaction.

A quiet public green area of 3,500 m2 is located between the commercial building in front and the purely residential blocks at the back, housing 300 units of multiple room sizes from studios to 1+1 and 2+1 apartments. This green area is designed to have a calm and quiet atmosphere as an alternative to the buzzing plaza in front, along the main road. The arcade (passage) under the commercial building establishes a direct link between the houses at the back, the green area in the middle and the public plaza in front.

The plaza will be facing south west. A large linear canopy in front of the shops does not only create shadowed and rain protected sitting areas for the commercial units, they also separate the ground floor commercial units from the offices and residences on the upper floors.
